Blanco Roofing: The Fort Lauderdale Owner’s Guide

If you have a Blanco roof component that’s failed or is failing, the short answer is this: we stock the most common Blanco-compatible roofing parts and can typically have your replacement installed for $400 to $2,500, depending on what exactly has gone wrong. Most roof repairs in Fort Lauderdale take us half a day to a full day once we’ve ordered the right part. You’ll usually notice the problem first as a leak after a hard South Florida downpour, a tile that’s slipped out of place after a windstorm, or flashing that’s pulled away from a chimney or vent pipe and started letting water behind the roof line.

Which Blanco Models This Applies To

Blanco’s roofing line in South Florida spans concrete tile profiles, clay tile profiles, and the underlayment components that go beneath them. The flat-profile concrete tiles you see on so many Fort Lauderdale homes built in the 1990s and 2000s are the most common Blanco product we match, but we also source the barrel-profile and S-curve tiles found on older Mediterranean-style homes in neighborhoods like Victoria Park and Rio Vista. The quickest way to identify your tile is to flip one over if it’s already loose, or check the underside of a rake or ridge tile with a mirror. Blanco stamps a small code on the back of most tiles that gives you the profile number and manufacturing batch. If it’s not stamped, measure the exposed width and the overall length: flat tiles typically expose 12 to 13 inches, while barrel profiles expose closer to 9 to 10 inches.

One thing that trips owners up: Blanco changed its interlocking profile on the flat concrete line in the mid-2000s. A tile from a 2004 production run won’t seat correctly next to a tile from 2016, even if both are stamped with the same general product name. That’s why we don’t just match the color and general shape. We match the interlock geometry. For the DIY-minded, aftermarket tiles are available from a handful of suppliers in Fort Lauderdale and Miami, but we’ve had better luck with OEM Blanco stock from distributors who hold the original molds. The fit is tighter, which matters when you’re dealing with the wind speeds we see in Broward County. For underlayment, we use a synthetic peel-and-stick or a double-layer 30-pound felt system depending on the roof pitch and the age of the decking. That’s not a Blanco part, and we don’t pretend it is. It’s the part underneath that actually stops water, and we source it for Fort Lauderdale’s humidity and hurricane season conditions, not for a northern climate.

Signs Your Blanco Roofing Is Failing

  • Water staining on ceilings or walls after heavy rain. This is almost always a breached underlayment or a cracked tile sitting directly over a seam. The stain might appear days after the storm. South Florida rain tests roofs harder than anything else.
  • Granules or tile fragments in your gutters. Concrete and clay don’t shed like asphalt, but Blanco tiles do crack and spall. If you’re finding tile chips in the downspout, a tile has broken at its thinnest point, usually where it was nailed too hard during installation.
  • Visible gaps where the roof meets a chimney, skylight, or vent pipe. Flashing fails first on every roof in Fort Lauderdale. Sun, salt air, and thermal movement work the metal until it tears at the corners.
  • Loose or rattling tiles when you walk the roof. A tile that’s no longer nailed down is a missile in the making. One loose Blanco tile can knock three others off during a wind event.
  • Mold or dark streaks running down the underlayment visible from the attic. This means water has been getting under the tiles for months, soaking the paper or synthetic layer. By the time you see it from below, the decking often needs work too.

Replacement Cost & What’s Included

A remodeled kitchen with a waterfall island and wood cabinets

For a Blanco roof repair in Fort Lauderdale, you’re typically looking at $400 to $1,800 for most tile replacements, flashing repairs, and underlayment patches. If the damage is extensive, a full roof replacement runs $8,000 to $20,000 depending on square footage, roof pitch, and whether the existing tiles can be salvaged and reinstalled. Tile repairs themselves, where you’re matching and setting individual Blanco tiles, usually land between $600 and $2,500.

What drives the price more than anything is access and the condition of what’s underneath. A one-story hip roof in Coral Ridge is a quicker job than a two-story Mediterranean in Harbor Beach with a steep pitch and a tile color that’s been discontinued. We write the price down before we start. That written number covers the part, the labor, the underlayment repair if needed, and cleanup. If we open the roof and find rot in the decking, we stop and show you before spending another dollar. You’ll never get a change order you didn’t approve first. And when the repair’s done, it carries a written guarantee. If the same fix fails inside the covered period, we come back and make it right at no charge. That’s the 365-Day Done Right Promise, in writing, every time.

DIY or Call Us?

There are things you can safely check from the ground: cracked or shifted tiles you can see from the yard, lifted flashing at the chimney, excessive tile chips in the gutter. What you shouldn’t do yourself is climb onto a tile roof. Blanco tile, like all concrete and clay tile, gets slick when wet and brittle with age. A slip on a 25-foot roof is not worth saving a few hundred dollars. And if the issue is underlayment beneath the tiles, there’s no way to fix it from above without removing and resetting tile, which requires the right fasteners and enough experience to walk the roof without breaking more than you save.

If you’re not sure whether you have a problem or just a cosmetic blemish, call us at (754) 551-2922. We’ll send someone who’s background-checked and in uniform to take a look.
