Schluter Kitchen Remodeling: The Fort Lauderdale Owner’s Guide
If you have a Schluter kitchen system that’s failing, the most likely culprit is a cracked KERDI-BAND seam, a separated DITRA-HEAT cable, or water that found its way behind a KERDI-BOARD joint. A Schluter-focused kitchen repair in Fort Lauderdale typically runs $1,800 to $6,500 depending on how far the water traveled and what has to come out to fix it right. We keep KERDI-BAND, KERDI-FIX sealant, DITRA-HEAT membrane, and KERDI-BOARD on hand, so most Schluter repairs in Fort Lauderdale are single-visit jobs. You’ll usually discover the failure the same way every homeowner does: a soft spot near the sink, grout cracking in a straight line, or a warm tile suddenly going cold.

And here’s the part nobody tells you until it’s too late: Schluter systems rarely fail on their own. They fail because someone skipped a step during installation, used the wrong thin-set, or tried to save money with an aftermarket knockoff that doesn’t bond to the fleece layer. That’s where we come in. Trevor Nash and our team at Penhallow Remodeling Fort Lauderdale have torn out enough failed Schluter installs across Broward County to know exactly what went wrong before we even open the first wall.
Which Schluter Models This Applies To

Schluter makes a handful of kitchen-specific systems, and each one has its own failure personality. The KERDI waterproofing membrane is the most common in Fort Lauderdale kitchens, usually paired with DITRA uncoupling membrane under tile floors. KERDI-BOARD is the rigid foam backer panel used for walls and countertops. DITRA-HEAT adds an electric heating cable under the tile, and it’s the one we see fail most often in Florida – not because of the product, but because whoever installed it kinked the cable or nicked the sheathing.
Identifying what you have matters more than you’d think. KERDI membrane comes in rolls with printed grid lines and the word “KERDI” stamped on the orange face. DITRA has a distinctive waffle pattern. KERDI-BOARD has a smooth orange surface over a foam core, and the thickness is printed on the edge – usually 3/8″, 1/2″, 5/8″, or 2″. If you’re not sure what you’re looking at, take a photo of the damaged area before you call. We can usually tell you over the phone whether it’s a KERDI seam issue or a DITRA-HEAT cable failure.
One thing that catches Fort Lauderdale homeowners off guard: Schluter will only honor its warranty when every component is genuine Schluter, from the thin-set all the way up. Mixing an off-brand modified thin-set with KERDI voids the warranty and, in a humid climate like ours, leads to the exact failure you’re now living with. We install Schluter systems by the book because we’ve seen what happens when someone doesn’t.

Signs Your Schluter Kitchen Remodeling Is Failing
Here are the five symptoms we see most often in Fort Lauderdale kitchens, and what each one actually means:
- Grout cracking in a straight line or tiles lifting near the sink. This almost always means water got behind the KERDI and swelled the substrate underneath. In South Florida humidity, that moisture never dries out. It spreads into the subfloor and the damage compounds in weeks, not months.
- A soft spot in the floor that gives slightly when you step on it. The plywood subfloor under your DITRA membrane is rotting. Water found a path through a seam or a pinhole and the membrane is now trapping moisture against the wood, not protecting it.
- Your heated floor has a cold spot or the thermostat trips the breaker. A DITRA-HEAT cable was compressed, kinked, or nicked during installation. The cable is buried in thin-set, so surface cold spots mean the heating wire has already failed somewhere underneath.
- Mold smell near the base cabinets even though nothing is visibly wet. Moisture is running down the back of a KERDI-BOARD panel and pooling where you can’t see it. By the time you smell it in a Fort Lauderdale kitchen, the cabinet base usually has to be replaced too.
- Caulk pulling away from the countertop backsplash within a year of installation. Cheap silicone or wrong thin-set in a humidity-heavy kitchen. The KERDI against the wall is usually fine here, but the failed top seal lets moisture in and the fix becomes a two-step job: remove the old sealant, re-bond, and re-caulk with a marine-grade product.

AfterReplacement Cost & What’s Included

A Schluter kitchen repair in Fort Lauderdale runs $1,800 to $6,500 for most single-area failures. A full Schluter kitchen remodel – meaning gut, new KERDI-BOARD, new DITRA or DITRA-HEAT, tile, cabinetry, and counters – lands between $14,000 and $45,000 here. That spread isn’t vagueness; it’s what the scope actually costs. Replacing a failed 2′ x 2′ section of KERDI behind the sink is a $1,800 job. Rebuilding an entire kitchen island because water traveled under the cabinet run is a different conversation entirely, and it lands around $6,000 before you touch finish materials.
What’s included in our price: removal of the damaged tile or board, inspection of what’s underneath, replacement of the Schluter material with genuine product, re-tiling, re-grouting, and cleanup. We charge for the parts at cost – KERDI-BAND runs about $45 a roll, KERDI-FIX about $35 a tube, and a sheet of KERDI-BOARD runs $60 to $90 depending on thickness. The labor is where the number comes from, and we give you a line-by-line written price before we start. Every Schluter repair carries our 365-Day Done Right Promise: if the fix doesn’t hold, we come back and make it right at no charge.
DIY or Call Us?
There are two things you can check safely before you spend a dime. First, look for the orange KERDI material anywhere it’s exposed – behind the sink cabinet, under a loose tile, at the baseboard seam. Second, note whether the failure is at a seam (likely a bonding issue) or in the middle of a field (likely water ingress from a puncture or grout failure). That’s where your DIY detective work should end. Opening a KERDI seam means removing tile, cutting membrane, checking the substrate for rot, and re-bonding with the correct thin-set and embedded KERDI-BAND – and in Fort Lauderdale humidity, getting any of those steps wrong means you’ll redo the job in a year.
Schluter waterproofing is not a weekend project. The membrane has to lap and bond perfectly or the whole system is compromised. We’ve rebuilt kitchens where a homeowner tried to patch a leak with silicone, and the water simply traveled further before it showed up again. Call us at (754) 551-2922. We’ll tell you what we think is wrong, what it’ll cost to fix, and whether you even need us yet. Tell me what you need, I’ll tell you what it costs – then we’ll get it done.
FAQs

A properly installed Schluter system should last 20 to 30 years, even in South Florida humidity, because the product itself doesn’t rot, mold, or break down. The failure point is almost always installation error – wrong thin-set, skipped seam tape, or a punctured membrane – which is why we install ours exactly to Schluter spec and back the work with our own 365-day guarantee. If your system failed in under five years, call (754) 551-2922 and we’ll tell you what we think happened.
Yes, if the leak is caught early and the water hasn’t traveled, a KERDI seam can be re-bonded and retiled in a 3′ to 4′ area, typically for $1,800 to $3,500. If the subfloor is soft or the water reached the cabinets, the repair expands. We’ll open the smallest area necessary, inspect what’s under the tile, and show you photos of what we find before going further.
Most single-area repairs are one-day jobs: remove the damaged section, re-bond the KERDI, and set the tile. If the repair requires matching stone or a custom tile that’s no longer in production, the job can stretch to two visits while we source a match. We’ll give you an arrival window and a written schedule before we start.
We stock KERDI-BAND, KERDI-FIX, DITRA, DITRA-HEAT cable and thermostat, and KERDI-BOARD in common thicknesses on our trucks, all genuine Schluter product. We also work with KraftMaid cabinetry, Cambria and Silestone countertops, so if your Schluter failure took out part of a cabinet run or countertop, we can replace those in the same project. You don’t need to chase parts across Broward County – that’s our job.
No. Every Schluter repair we do in Fort Lauderdale is covered by our 365-Day Done Right Promise in writing. If the same repair fails inside that year, we return and fix it at no charge – no service call fee, no inspection fee, no renegotiation. You’ll have that promise on paper before we touch a tile.
