GAF Roofing: The Fort Lauderdale Owner’s Guide
Roof replacement in Fort Lauderdale for a GAF-equipped home runs $8,000 to $20,000 depending on square footage, decking condition, and shingle line. If you’re looking at a repair instead of full replacement, expect $400 to $1,800 for most GAF roofing fixes. The way most homeowners find us is simple: a ceiling stain appears after a heavy afternoon storm, or a shingle ends up in the yard after a wind gust off the Atlantic. From there, the question becomes whether to patch or replace, and that answer depends on what the roof is telling us up close.

Which GAF Models This Applies To

GAF makes three shingle lines you’ll see on Fort Lauderdale roofs: Timberline HDZ, Timberline UHDZ, and Royal Sovereign. Timberline is the workhorse here, partly because its dimensional profile holds up against the afternoon thunderstorms we get from May through October. The key compatibility gotcha with GAF is starter strip and ridge cap pairing. GAF’s Pro-Start starter strip is engineered to seal with Timberline’s adhesive strip, and using a generic starter from another brand is one of the fastest ways to void the shingle warranty. When we look at a GAF roof, we check the shingle, the starter, the leak barrier, and the ridge cap as a system, because GAF’s warranty is written that way. If one piece is off-brand, the whole warranty can be gone. Most GAF shingles have a lot number printed on the cellophane wrapper, though after a few Florida summers that wrapper is long gone. We can still identify the shingle line by profile and color match against GAF’s current Fort Lauderdale distributor stock.
On the OEM versus aftermarket question: for shingles, we install OEM GAF. The color consistency matters when you’re blending a repair into an existing roof, and aftermarket “equivalent” shingles rarely match after two years of UV exposure. For underlayment and fasteners, we use GAF’s specified accessories where the warranty requires it. For things like pipe collars or valley metal, we use the same trade brands any GAF-certified roofer in Florida would use, whether or not the GAF logo is printed on the box.

Signs Your GAF Roofing Is Failing
- Granules in the gutters or at downspout elbows. GAF shingles shed granules as the asphalt layer oxidizes. Some granule loss is normal in year one, but if you’re seeing a consistent trickle of granules in year eight or nine, the shingle sun protection is thinning and the Florida sun will accelerate the rest.
- Shingles that look wavy or lifted at the lap line. The self-seal adhesive on GAF shingles needs heat to bond, and we get plenty of heat, but high wind can break that seal before it sets. Once a shingle is unsealed, wind-driven rain gets under it and no amount of caulk fixes it properly.
- Ceiling stains that appear after wind-driven rain, not just heavy rain. Fort Lauderdale gets sideways rain. GAF leak barriers like StormGuard are installed along eaves, valleys, and penetrations to stop that water. If that barrier was skipped or installed wrong, wind-driven rain finds the gaps.
- Roof cement or caulk visible around pipes, skylights, or vents. A previous repair someone slathered with mastic is a sign the proper flashing wasn’t done the first time. GAF makes flashing details for every penetration, and if the original roofer used caulk instead, that seal fails within a couple of years in this climate.
- Shingle edges that crack when you press on them gently. Once the asphalt is brittle, the shingle can’t flex through the thermal swings we get from a 90-degree day to a 70-degree night in winter. Cracking at the edges means the shingle body is reaching end of life.

AfterReplacement Cost & What’s Included

A full GAF roof replacement in Fort Lauderdale typically lands between $8,000 and $20,000. What moves the number: roof size, number of stories, whether the existing decking has rotted spots that need swapping, and the GAF shingle line you choose. Timberline HDZ is the mid-range option; UHDZ runs a bit more per square, and it gives you a thicker shingle that handles impact rating better in a hail-prone year.
A repair runs $400 to $1,800 for the common issues. The $400 end is a small leak at a pipe collar or a couple of missing shingles. The $1,800 end is a valley that needs to be opened up, re-flashed, and re-shingled. Every quote we give includes labor and materials as one written number. If we open the decking and find rot, we show you the rot before we replace it and give you the added cost before we cut anything further. The work carries our 365-Day Done Right Promise in writing, and the GAF materials carry their own manufacturer warranty separately.
DIY or Call Us?
There are things an owner can safely check from the ground or a ladder: granule buildup in gutters, visible flashing issues, and shingle tabs that clearly aren’t sealed. You can get a pretty accurate read on whether you have a problem without ever putting a foot on the roof.

Getting on a GAF roof in Fort Lauderdale is where I start telling people to stop. Steep pitches, tile or shingle surfaces that get slick after morning humidity, and the gamble of finding a soft deck board with your body weight. Roof work involves working at height, and a fall from even a single-story Fort Lauderdale home can break more than the project schedule. We carry the right ladder setup, fall protection, and insurance to do the work safely. If you’ve got a leak or missing shingles, call us at (754) 551-2922 and we’ll get eyes on it. “Tell me what you need, I’ll tell you what it costs, then we’ll get it done.”
FAQs

A GAF Timberline roof in Fort Lauderdale lasts 15 to 20 years realistically, not the 25 to 30 you see on the label, because our sun and salt air accelerate shingle oxidation. Most roofs here fail from UV breakdown before they fail from rain.
Yes, if the shingle layer is still under 12 to 15 years old, the issue is localized, and the shingle is still flexible. Once the shingles are cracking and granule loss is widespread, patching becomes a game of whack-a-mole and replacement is the cheaper long-term call. Call (754) 551-2922 and we’ll tell you honestly which side you’re on.
Most GAF roof repairs in Fort Lauderdale take half a day to a full day, depending on the damage and whether we’re waiting out an afternoon storm. Small leak repairs are often done in two to three hours.
We keep the common GAF Timberline colors on hand through local Fort Lauderdale distributors, and if your color is a less common line we can source it in a day or two. That includes access to GAF accessories like StormGuard leak barrier and Pro-Start starter strip.
If your GAF roof is leaking, lifting, or losing shingles after a South Florida storm, call (754) 551-2922. We’ll come out, assess the roofing issue, and give you a written price before any work begins.
