Tamko Home Additions & ADU: The Fort Lauderdale Owner’s Guide
A full Tamko home addition or ADU in Fort Lauderdale typically runs $45,000 – $130,000 when built by a licensed general contractor, with ADU-specific work landing between $90,000 – $220,000 depending on square footage, foundation type, and site access. We handle the complete scope: permitting, slab or pier foundation, framing, Tamko-compatible roofing and moisture-proofing, electrical rough-in, drywall, finishes, and the final inspection. Most owners realize their existing addition or ADU envelope has failed when they notice moisture staining on interior drywall, a roof leak after heavy afternoon storms, or doors and windows that no longer close square because the structure has shifted.

We’re an independent Fort Lauderdale contractor, not affiliated with Tamko. What we bring is direct experience matching their roofing and weather-barrier products to the humid, salt-air conditions of South Florida, plus a written price before any work starts.
Which Tamko Models This Applies To

Tamko’s product line for additions and ADU envelopes centers on their Heritage and Titan shingle series, along with their structural decking and underlayment rolls. The compatibility question is less about a single model number and more about the assembly: a Fort Lauderdale addition typically pairs Tamko’s TW-60 underlayment with a Heritage 30 shingle, but the critical gotcha is the ventilation spec. In our climate, an unvented attic with the wrong Tamko underlayment traps moisture against the decking and rots it from underneath. We check the attic intake-to-exhaust ratio before we quote anything.
For existing structures, identifying what’s currently on your roof matters. Look for the shingle’s nail line pattern and the underlayment’s print stamp, usually visible at the eave. Tamko stamping includes the product code (TW-60, TW-40, Heritage, Titan) and roll length. If your addition is under ten years old and failing, the culprit is almost always installation error, not the Tamko product itself. OEM Tamko underlayment and shingles carry manufacturer warranties, but those warranties die on the vine when the installer skips a fastener spec. We stock Tamko TW-60 underlayment, Heritage 30 shingles in Slate and Weathered Wood, plus Tamko’s Ice & Rain Guard on our trucks. For aftermarket, we will not substitute a generic underlayment on a Tamko-spec roof; the warranty math does not work and the failure mode is predictable.

Signs Your Tamko Home Addition & ADU Is Failing
- Water staining at ceiling corners or exterior walls. This usually means the underlayment has torn at a valley or the flashing was never properly seated against the addition’s ledger board. By the time you see the stain, the decking beneath is already soft.
- Shingle granules collecting in gutters after every storm. Some granule loss is normal on a weathered roof. Heavy loss on an addition under eight years old means the shingles were installed over a damp substrate in Fort Lauderdale’s humidity and the bond never fully set.
- Doors or windows sticking at the top or bottom. This is not a hinge problem. It’s the addition’s wall framing settling because the foundation slab was poured without proper compaction or the pier spacing was stretched past the span table. The roof envelope is fine, but the structure is moving.
- Musty odor inside the ADU that does not clear with airing. On an unvented attic, condensation forms on the underside of the decking every night. That moisture feeds mold and delaminates Tamko’s decking board. The fix is ventilation correction plus decking replacement, not just a new shingle layer.
- Visible daylight through the soffit or ridge vent area. In a properly vented Tamko-spec addition, the ridge vent should block weather while allowing airflow. If you can see sky from the attic, water is already entering and running down the trusses.

AfterReplacement Cost & What’s Included
For a Tamko-spec addition or ADU repair in Fort Lauderdale, the price range depends on whether we’re fixing the envelope or rebuilding the structure. A full roof envelope replacement (underlayment, shingles, flashing, vent correction) on a 400 – 800 square foot addition typically runs $8,000 – $20,000, which aligns with our roofing replacement range. A structural repair like a new pier foundation or wall reframe falls under our home addition pricing at $45,000 – $130,000 because it involves demolition, temporary shoring, and new framing.
Every quote includes the parts, labor, disposal, permit fees, and the written workmanship warranty. We do not hand you a ballpark and then revise it after demo day. The number on our written estimate is the number on the invoice, and our 365-Day Done Right Promise covers the work in writing. If something fails within that year, we come back and fix it at no charge.

DIY or Call Us?
You can safely check three things yourself: look for granule buildup in your gutters, measure the attic’s intake and exhaust vent area with a tape measure, and watch for daylight at the ridge. Those observations tell us what we’re walking into before we arrive. What we do not recommend is pulling shingles or underlayment on a Fort Lauderdale afternoon. A roof in this climate can go from dry to storm-soaked in twenty minutes, and an open roof deck is a liability. More importantly, if you disturb the Tamko install and then call us, we’re now diagnosing a partially dismantled roof, which costs you more.
If the problem is structural (sticking doors, cracking drywall, a foundation that has shifted), there is no safe DIY path. Call (754) 551-2922 and we’ll get someone out to look at it. The estimate is free and written.
FAQs

A correctly installed Tamko Heritage 30 shingle roof in Fort Lauderdale lasts 18 – 22 years, not 30, because the salt air, intense UV, and afternoon storm cycles age the asphalt faster than a dry inland climate. The underlayment typically fails first if ventilation was wrong from day one. Call (754) 551-2922 and we’ll assess what’s actually on your roof.
If the issue is contained to flashing, a torn underlayment section, or a ventilation deficiency, we can repair it without a full roof replacement. If the decking is rotted or the foundation has shifted, a patch job will fail again within a year. We’ll tell you which one you have before we quote, and the number we give you is the number you pay.
Most roof envelope repairs on a Fort Lauderdale addition take two to four working days, weather permitting. A structural repair involving new piers or wall reframing runs three to six weeks because of concrete cure time and inspection scheduling. We give you a defined arrival window before work starts, not after.
Yes. Our trucks carry Tamko TW-60 underlayment, Heritage 30 shingles in two common Fort Lauderdale colors, Ice & Rain Guard, and matching ridge vents. We also stock materials for the interior side of additions and ADUs from KraftMaid, Cambria, and Silestone, so when the envelope is done, the finish work can move without waiting on a supplier.
If your Tamko addition or ADU is showing any of the signs above, call (754) 551-2922. We’ll put a written number in front of you before anything gets opened up. Tell me what you need, I’ll tell you what it costs, then we’ll get it done.
