CertainTeed Home Additions & ADU: The Fort Lauderdale Owner’s Guide

If you’re planning a home addition or ADU in Fort Lauderdale and want CertainTeed siding, roofing, or exterior components doing the heavy lifting, we install and service those materials on projects ranging from $45,000 to $130,000 depending on square footage, roofline complexity, and how much of the exterior envelope you’re replacing. Most Fort Lauderdale homeowners come to us because their existing CertainTeed siding has warped, their roof flashing has separated, or they’re adding a mother-in-law suite and need the exterior to match the main house. That’s where we step in, with written numbers, named materials, and a crew that shows up when we say we will.

Fort Lauderdale heat and salt air do specific things to exterior products. Vinyl siding expands and contracts more than the install manual ever anticipated. Flashing that lasted twenty years in Georgia fails in eight here. If you’re adding square footage, the new exterior materials have to handle our humidity cycle or you’ll be repairing the same wall twice. We’ve seen it too many times to count, and it’s why we’re particular about how CertainTeed products get installed in this climate.

Which CertainTeed Models This Applies To

CertainTeed is a brand we work with regularly on additions and ADUs, specifically their siding lines (Monogram, Cedar Impressions, Northwoods) and roofing components (Landmark shingles, WinterGuard underlayment, CertainTeed flashing systems). Each line has its own clip profiles and expansion tolerances, and here’s the gotcha that trips up a lot of Fort Lauderdale homeowners: Cedar Impressions and Monogram are not interchangeable parts-wise. The locking channels, the nail slots, even the corner-post dimensions differ between the two lines. If a contractor tells you he’ll “just match the existing siding,” you need to know which CertainTeed line is on your house before the dumpster shows up.

How to identify what you have: look for the manufacturer stamp on the back of a removed panel or check the nailing hem. Cedar Impressions panels carry a distinctive grain stamp on the back that Monogram doesn’t. If you can’t access a panel, the shadow line tells the story: Monogram has a deeper, more pronounced bevel, Cedar Impressions runs flatter with a tighter lock. Trevor Nash has pulled enough siding off Fort Lauderdale homes to identify the line at a glance, and he’ll verify by removal, not by guesswork.

As for OEM versus aftermarket, for CertainTeed products we default to OEM. The color match matters, the expansion rate matters, and the warranty only stands if the material and install both meet CertainTeed’s spec. We’re an independent contractor, not affiliated with CertainTeed, but we install their products to their published instructions because the warranty is worth nothing if we don’t.

Signs Your CertainTeed Home Additions & ADU Is Failing

  • Panels pulling away at the lap lines. This usually means the original installer nailed too tight for a humid climate. CertainTeed vinyl needs room to move; when it can’t, the panels buckle and the fasteners pull through.
  • Chalky residue that doesn’t wash off. Salt air and UV chew through the capstock faster on south-facing walls than anywhere else. Faded CertainTeed siding on a Fort Lauderdale addition is usually an indicator the capstock has thinned enough to crack within a season or two.
  • Water staining under window corners on the addition. That’s almost always flashing termination or improper sequencing at the window head or sill. Water gets behind the siding, runs down the housewrap, and eats the sheathing where you can’t see it.
  • Corner posts cracking at the nail line. Corners crack when installers drive through the post rather than into the slot worked into the profile. Once the post splits, it becomes a water channel.
  • You can flex a siding panel with two fingers and it snaps back loosely. That means the lock channel has worn. The panel is no longer anchored, and the next tropical storm that rolls through will likely peel it off in sheets.

Each one of these is repairable if caught early. Let it ride and you’re adding the cost of new sheathing and insulation to the siding job.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

In Fort Lauderdale, a full CertainTeed siding installation on a home addition or ADU runs $45,000 to $130,000 when you’re adding roof lines, wrapping the eaves, and trimming out windows and corners. The range moves up with two-story walls, complex rooflines, and whether we’re stripping old material first or working on fresh framing. A 600-square-foot ADU with a simple gable roof lands at the lower end. A 1,200-square-foot addition with a hip roof, dormers, and wrapped columns lands at the upper end.

That number includes the written scope and written price before we start, not a ballpark. It includes removal of any failed material, inspection of the sheathing behind it, new housewrap, the CertainTeed product, all trim and flashing, and our 365-Day Done Right Promise in writing. If the installation fails inside the guarantee period, we come back and fix it at no charge. You’ll also know the material warranty on the CertainTeed product itself, separate from our labor guarantee.

We don’t hand you a range and then discover five thousand dollars of “unforeseen conditions” after the walls come open. The number we give you on day one is the number on the invoice.

DIY or Call Us?

The part of a CertainTeed addition you can safely check is the visual inspection: panel alignment, caulk lines, corner-post condition, and any areas where water might be getting behind the siding. You can also check that gutters are draining away from the walls. But actually pulling and reinstalling CertainTeed siding is not a weekend project. The expansion math changes with panel length. The nail drive depth changes with ambient temperature. If you set the fasteners too tight on an 80-degree day, the wall will buckle the first time it cools off; too loose and a tropical storm peels it off.

What we often see from DIY or handyman installs is a panel that looks fine for a season, then opens a lap line and channels water behind the wall. By the time it’s visible, the sheathing has been rotting for months. That repair costs triple the original siding job. If you’re adding square footage or replacing failed CertainTeed material, call (754) 551-2922 for a written quote instead of guessing at nail depth on a ladder.
