IKO Windows & Doors: The Fort Lauderdale Owner’s Guide

If you have an IKO window or door with a failing sash, fogged glass, a shot roller assembly, or a warped frame, we can usually source the matching part and install it for $180–$650 depending on the component, or replace the full unit for $4,500–$15,000 when the frame itself is done. Most homeowners discover the problem the same way: a window that suddenly won’t stay up, a patio door that takes two hands and a hip-check to slide, or condensation trapped between panes that won’t wipe away. That fog between the glass isn’t just cosmetic—it means the IGU (insulated glass unit) seal has failed, and the argon or krypton gas that gave the window its thermal rating has leaked out. In Fort Lauderdale, where we run air conditioning ten months a year, a failed IGU means fog, higher cooling bills, and eventually a window that doesn’t perform any better than a single pane.

Penhallow Remodeling Fort Lauderdale is an independent service provider and not affiliated with IKO. We don’t sell IKO parts as a brand extension offering—we install them because a well-built window deserves a correct repair, not a universal-fit bodge.

Which IKO Models This Applies To

A remodeled primary suite with built-in wardrobes and a window seat

IKO’s window and door footprint in South Florida spans mostly vinyl and aluminum-clad units, with the most common service calls we field around Fort Lauderdale involving their horizontal slider windows, single-hung vinyl units, and sliding glass patio doors. The compatibility gotcha: IKO’s balance systems and roller cartridges are not universal. A 32-inch single-hung from a 2005 build often uses a different block-and-tackle balance than a 2015 unit of the same rough opening, and the roller assembly for a 300-pound patio door panel is a different animal than the one for a 150-pound panel. If you slap in the wrong part, the window will either slam shut without resistance or refuse to stay up—and you’ll have spent $40 learning what we already know from doing this daily.

How to identify your IKO part: look for the etched or printed manufacturer label in the corner of the glass (it will list the IGU thickness, glass type, and often the plant code), and check the spacer bar between the panes for the seal date. If the label is worn off, measure the visible glass width and height to the nearest 1/16 inch—that measurement, plus whether the frame is vinyl or aluminum, gets us to the right part almost every time. When an OEM IKO part is available, we order it. When it’s discontinued (common for units older than 12–15 years), we use quality aftermarket equivalents from brands we have installed long enough to trust. The aftermarket route is often the only route for older IKO lines—and in Florida’s salt-air climate, a well-chosen aftermarket stainless roller or corrosion-resistant balance can outlast the original.

Signs Your IKO Windows & Doors Is Failing

  • Fog or moisture between the panes. The IGU seal has failed. Once the desiccant inside the spacer bar saturates, you get permanent fog. In Fort Lauderdale humidity, this shows up faster than in dry climates—we see 8-to-12-year-old units with failed seals regularly.
  • The sash won’t stay up, or drops with a thud. Your block-and-tackle balance or spiral balance has lost tension or snapped. This is a spring-loaded system under load—not a job to force. The underlying cause is usually heat cycling and salt-air corrosion on the steel components inside the balance channel.
  • Sliding door drags, sticks, or jumps the track. The roller cartridges have flat-spotted or the bearings have seized. Coastal air accelerates this—we replace more roller assemblies in Fort Lauderdale than anywhere else we work.
  • Crank-out windows feel crunchy or stop mid-swing. The operator gear is stripped or the hinge arms are binding. On IKO casement and awning units, the operator housing is plastic and takes the brunt of UV degradation.
  • Air leaks around the frame, even when locked. Weatherstripping has compressed or the frame has warped slightly. On sliding doors, the interlock between panels often separates over time. This one matters more here than up north—an air leak in a Florida wall cavity means condensation inside the wall, mold, and rot.

Replacement Cost & What’s Included

A remodeled staircase with wood treads and a slim metal railing

In Fort Lauderdale, expect to pay $180–$350 for a roller assembly or balance replacement on one panel, $250–$650 for a replacement IGU (glass-only, keeping your existing frame), and $4,500–$15,000 for full IKO window replacement across a typical Florida home when the frames are too far gone to save. The range comes down to three things: how many units we’re touching, whether the frames are vinyl or aluminum with corrosion damage, and whether you need impact-rated glass—which in Fort Lauderdale code jurisdictions is a real decision, not a cosmetic one.

What’s included with Penhallow Remodeling Fort Lauderdale: a written price before any work starts—not a verbal range, a line-item number you can hold us to. We haul the old part away, clean the work area, and warrant the repair for a full year under our 365-Day Done Right Promise. If the part fails inside that year, we come back and fix it at no charge. No re-inspection fee. No second service call charge.

DIY or Call Us?

Some things an owner can safely check: whether the visible screws on the handle or lock are loose, whether the track is full of sand and shell grit (clean it with a dry brush—don’t lubricate vinyl tracks with oil), and whether the weep holes at the base of the frame are clear. That’s about where it ends. Window balances are spring-loaded under tension. The wrong move yanking a balance out of a vinyl frame can send a metal spring into your hand, and patio door panels weigh 100–300 pounds—a slipped panel can break a foot or crush fingers. We’ve repaired enough botched DIY balance jobs to know the $30 part isn’t worth the ER copay.

If your IKO unit is failing, call (754) 551-2922 and tell us what you’re seeing. Trevor Nash will tell you what the repair likely costs before anyone sets foot in your house—and if we can’t match the part confidently, we’ll say so instead of guessing with your money.
