Schluter Home Additions & ADU: The Fort Lauderdale Owner’s Guide
Home additions and ADUs built around Schluter waterproofing and uncoupling systems in Fort Lauderdale typically run $45,000 to $130,000 installed, and yes, we stock the membrane, profiles, and drains needed for the job. Most owners discover a problem not when the system fails outright, but when tile starts cracking at a doorway transition, grout keeps pulling away from a corner, or water stains show up on the ceiling below a second-story addition. The good news is that Schluter parts rarely fail on their own. The bad news is that when they do, it’s almost always an installation shortcut that put stress where the system was never designed to take it.

We’re an independent remodeling company in Fort Lauderdale. We use Schluter products because they hold up to South Florida humidity better than most, but we are not affiliated with Schluter Systems. What we are is the crew that fixes what a rushed installer left behind. Trevor Nash has been running jobs across South Florida long enough to know that the difference between a 20-year addition and a 5-year headache usually comes down to whether the installer read the spec sheet.
Which Schluter Models This Applies To

Schluter doesn’t make “home addition” kits. What they make is a system of waterproofing membranes, uncoupling mats, edge profiles, and drains that go into the wet areas of an addition or ADU – bathrooms, kitchens, laundry rooms, outdoor showers. The parts you’re most likely dealing with are KERDI membrane (the orange waterproofing fabric), DITRA or DITRA-HEAT uncoupling mats (the waffle-pattern underlayment that goes under tile), KERDI-BOARD (the foam backer panel), and the KERDI-LINE or KERDI-DRAIN assemblies.
Here’s the compatibility gotcha most people don’t know: DITRA and DITRA-HEAT are not interchangeable in terms of cable spacing, and KERDI-BOARD thickness has to match the framing plan. A 1/2-inch board can’t simply be swapped for a 5/8-inch board on a curb or bench without changing the geometry of the finished surface. If you’re looking at a product label, the model number is usually printed on the edge of the membrane or on the box flap. Take a photo of it before you call. It saves everyone a trip.
On the OEM versus aftermarket question: for Schluter parts specifically, we recommend OEM. The tolerances on KERDI collars and drain flanges are tight enough that an aftermarket knockoff often creates a seam that doesn’t bond properly. We’ve pulled apart enough failed showers in Fort Lauderdale to know that the $18 saved on a knockoff drain grate turns into a $4,000 floor repair. Use genuine parts. It matters here.

Signs Your Schluter Home Additions & ADU Is Failing
- Grout cracking along the shower floor perimeter. This usually means the substrate moved and the uncoupling layer wasn’t installed with the right thinset coverage. When DITRA isn’t fully embedded, the tile above it flexes, and grout is the first thing to let go.
- Musty smell that never goes away, especially after rain. South Florida’s humidity means a slow leak behind KERDI never dries out on its own. If the smell comes back within days of cleaning, water is trapped in the wall cavity.
- Water staining on the ceiling below a second-story bathroom or laundry. By the time you see this, the waterproofing layer has been compromised for a while. The stain is just the visible part of a problem that’s been moving through the subfloor.
- Loose or hollow-sounding tile near a drain. Tap the tile with a knuckle. A hollow sound means the bond between tile, thinset, and the KERDI collar has failed. In a wet area, this is the early warning for a much bigger repair.
- Edge profiles pulling away from the tile. Schluter profiles like SCHIENE or RONDEC are designed to sit flush and stay put under normal floor movement. When they lift, it’s almost always because the underlying movement joint was skipped or the wrong adhesive was used.

AfterReplacement Cost & What’s Included

In Fort Lauderdale, a Schluter-related repair inside a home addition or ADU typically falls between $3,000 and $12,000 depending on how far the water traveled. That’s the honest range for pulling tile, replacing damaged membrane or board, re-waterproofing, and reinstalling. A full addition or ADU build runs $45,000 to $130,000. A standalone ADU construction project runs $90,000 to $220,000. The driver is almost always how much of the original waterproofing has to come out.
What pushes the number up: water damage to framing or subfloor, moving drains or plumbing, matching tile that’s been discontinued, and asbestos or mold discovery once walls are open. What keeps it down: catching the problem early, keeping the original tile layout, and working with a crew that knows the Schluter system well enough not to over-order materials. Every job gets a written price before work starts. The number on the estimate is the number on the invoice. We back every repair with our 365-Day Done Right Promise: if it fails inside a year, we come back and fix it at no charge.
DIY or Call Us?
You can safely check a few things yourself. Look for cracked grout, soft spots in the tile, and any visible gaps where a profile meets the floor. You can note where the water seems to pool and whether the drain is draining slowly. That information helps us diagnose the problem over the phone.
What you should not do is start pulling tile or cutting into a shower floor to “take a look.” Once you open a waterproofing layer, you’ve changed the repair scope, and in a humid climate like ours, an open KERDI seam will start absorbing moisture within days. If the repair involves a second-story floor or any area where water could drip onto electrical below, call us. We’ll bring the right membrane, the right thinset, and the right profile the first time. Call (754) 551-2922 and we’ll walk you through what we’re seeing on our end.
FAQs

Schluter’s own warranty runs 10 years on KERDI and DITRA products, but in our experience across Fort Lauderdale, a properly installed Schluter waterproofing system in a climate-controlled addition will last 20 to 30 years before any membrane replacement is needed. The variable is almost never the product. It’s whether the installer covered the seams correctly and used the right thinset. Call (754) 551-2922 if you want us to look at a specific area and give you a straight answer.
Yes, if the damage is localized and caught early, a KERDI repair can be done by cutting out the damaged section, overlapping new membrane with KERDI-FIX at the seams, and retiling the area. If water has already reached the framing or subfloor, a repair alone won’t solve it. We’ll tell you which situation you have after a site visit. Estimates are free.
A shower floor membrane replacement in an existing addition usually takes two to three days, including drying time between coats and tile reinstallation. A DITRA mat replacement under a kitchen floor can be done in one day if the tile is being reused. We’ll give you a real arrival window before work starts, and a member of our team answers the phone when you call. If it fails within the year, the return visit is free.
We carry KERDI membrane, KERDI-BAND, KERDI-FIX, DITRA and DITRA-HEAT mats, KERDI-BOARD in common thicknesses, and a range of SCHIENE, RONDEC, and QUADEC profiles on our service vehicles. Drains and specialty profiles are usually ordered per job. We also work with KraftMaid cabinetry, Cambria quartz, and Silestone surfaces when the addition calls for more than a waterproofing repair. If you need something specific, call (754) 551-2922 and we’ll check the truck before we roll.
